When this method is useful
It is especially useful when a temperature contrast exists, such as an operating heating circuit or a warm-water service. The engineer considers the floor or wall material and the operating conditions before interpreting the image.
What happens during the investigation
We relate the temperature pattern to the system layout and compare it with other findings. A thermal image becomes useful when it answers a specific question about a pipe route or an affected area, rather than simply producing a striking picture.
What it cannot establish on its own
Thermal cameras do not see through walls and do not directly photograph a hidden water leak. Insulation, surface reflections, weather, heating and floor layers can all influence the image.
How we combine the evidence
Moisture mapping and suitable pressure or tracer tests can help distinguish a temperature anomaly from an active plumbing leak.
Good detection is a sequence of decisions. We use the observations to narrow the question, check whether the results agree and explain the practical implications before proposing access. This helps you understand the reason for the work rather than simply seeing a piece of equipment in use.
Preparing for the visit
Tell us how the heating and hot-water systems have been operating. Follow any preparation instructions given for your appointment; do not change settings solely to create a hotter image.
The method is part of the service
The engineer selects suitable methods within the agreed investigation. Our £1,750 residential package also includes necessary access or excavation, the plumbing repair, parts, materials, appropriate retesting and an Written Trace & Access report. It is not a promise to use every listed technique at every property.
All our work within the agreed scope has a one-year workmanship warranty. Decorative and remedial reinstatement is excluded. Commercial work receives an individual quotation.
Documenting useful findings
Where a result supports the investigation, the report explains its relevance to the source, access or repair. Photographs are included where appropriate. The report can support an insurance submission, but your insurer determines eligibility and reimbursement under your policy.
