Look for a pattern across the symptoms
An isolated damp patch may have several explanations. A damp patch combined with unexplained consumption, pressure loss or a change after water use gives a more useful history. Record when each symptom appears and whether it returns after apparently drying out.
The visible damage may be away from the source
Water can travel along floor layers, joists and service voids. A ceiling stain or wet threshold identifies an affected area, but not necessarily the leaking joint. Opening the most visible patch without other evidence can miss the source.
Consider other sources of moisture
Condensation, rainfall and failed bathroom finishes can resemble a pipe leak. Tell the engineer whether the symptoms change with weather, heating or bathing. A careful investigation tests the plumbing theory instead of assuming every damp reading confirms it.
Act on active water safely
If water is escaping, use a known stop valve only if you can reach and operate it safely. Keep away from wet electrical fittings and visibly unstable ceilings. Arrange appropriate urgent help where necessary, then preserve safe photographs and a history for the investigation.
