An opening is useful when it answers a question
Removing a floor finish simply because it is near a damp area may not reveal the source. Water can move between layers or along pipe routes. A planned investigation aims to gather evidence before agreeing where access is most useful. Do not assume that preparation for the visit requires destructive exploratory work.
Make existing access available instead
Where safe, clear existing inspection panels, service cupboards and relevant controls. Provide drawings or photographs taken when the floor or pipework was installed. These can reveal route changes and construction details without creating another opening. Mention areas where access is restricted or needs permission from an owner or manager.
Explain the floor build-up you know
Concrete, screed, insulation, membranes and different finishes can influence how test results appear at the surface. Wet underfloor heating adds another network to consider. You do not need to dismantle the floor to describe its known construction; share available records and let the engineer assess the appropriate methods.
Agree the access and the repair together
Once evidence supports a source area, understand the proposed opening and who can authorise it. The agreed Leak Seaker residential package includes necessary access or excavation and the plumbing repair. Unknown services, access constraints and the effect on finishes must be considered as part of that plan.
Plan reinstatement as a separate stage
Replacing tiles, timber, carpet, plaster and other decorative or remedial finishes is excluded from the package. If a product has particular reinstatement requirements, keep those details for the relevant contractor. Ask the insurer how it wants the evidence recorded before work, and retain the detection report and invoice afterwards.
