HOMEOWNER GUIDE / LANDLORDS & FLATS

A leak in a Reading flat: organising access and the investigation

How occupiers, landlords and managing agents can prepare a useful instruction for a leak between properties.

Establish which spaces may need access

Water entering a flat in Reading may come from the room above, an adjacent service or a communal route. The affected ceiling does not establish the source or responsibility by itself. Access to the damaged flat alone can limit what an engineer is able to investigate.

Identify who can authorise the work

An occupier may provide entry while a landlord or managing agent controls permission for isolation and opening. Clarify who can approve each part of the work before attendance. If another property is involved, coordinate authorised access through the relevant parties rather than assuming the engineer can arrange it on arrival.

Put the observations into a timeline

Record when the leak occurs, whether it follows particular water use and any earlier repair attempts. Photographs taken safely over time can help explain intermittent symptoms. The history is useful alongside direct findings, especially when water travels before reaching the visible stain.

Distinguish an individual repair from a communal instruction

A private pipe serving one home and a larger shared network can need different testing and commercial arrangements. Tell us which is suspected and what the building manager already knows. The £1,750 offer applies to the agreed residential job; wider communal or commercial instructions are assessed separately.

Keep one clear record after the visit

The relevant report, invoice and photographs help owners, agents and insurers understand the findings and work. Leak Seaker’s Written Trace & Access reporting records the technical evidence; it does not decide liability between neighbours or guarantee cover. Separate drying and reinstatement should be planned around the actual damage and the insurer’s requirements.

How Leak Seaker can help

Our flat-to-flat leak detection starts with the symptoms and relevant history. For an agreed residential job, the £1,750 package includes specialist detection, necessary access, plumbing repair, parts, testing and an Written Trace & Access report, with a one-year workmanship warranty.

Decorative and remedial reinstatement is excluded. Cover and reimbursement depend on your insurer and policy. Commercial instructions are quoted separately.
