Keep clear of wet electrical fittings and any ceiling that looks unstable. Use appropriate urgent assistance if there is an immediate danger. Inform the relevant occupier, landlord or managing agent through the normal building arrangements so the source can be isolated where safe.
Get access to the right spaces
An investigation from the damaged flat alone may be limited. The source may sit in the flat above, a communal riser or an adjacent area. Arrange authorised access and identify who can approve tests, water isolation and any opening before the engineer attends.
Keep observations separate from assumptions
Record when the leak appears and any relationship with water use, but avoid assuming responsibility from the position of the stain. Water can travel through the building. The technical investigation should establish what the evidence supports.
Share a clear record with the authorised parties
The report, photographs where appropriate and invoice help property managers and insurers understand the findings and work. Different owners and policies may be involved, so confirm how instructions and costs are being handled rather than assuming a single domestic package covers the whole building.
